The company stimulates work on type projects, as well as helps the

IV. What documents do I need ?
IV.1.
To start planning and begin the next stages we need :
1. Zoned property
2. Planning visa
3. Conciliation letters from Electrical Distribution and Water Supply
4. An exemplary project from our catalogue or an idea assigned by
you. We would help you develop your own concepts of a home. Our
architects work on individual projects upon customer's request with
the necessary specifications of all details.
IV.2.
In 30 days "EUROHOUSE-Bulgaria" Ltd. designers prepare
the planning documentation for the construction. With the set of
documents you go to the technical office of the section (the location
of the property) and you, the investor, leave it to be coordinated.
Upon your request you can enter an agreement with an independent
construction supervision, which on your behalf will be controlling
the entire construction process.
IV.3.
After we receive the building lease we begin the construction works.
While we wait for the necessary technological time needed for the
foundations to dry (around 14 days) to elapse, all the constructive
elements of the construction are manufactured. If you have engaged
an independent construction supervision firm, verification of the
different construction stages of your future home is performed.
After completion of the construction works we prepare in collaboration
with you, the investor and/or the construction supervision the procedure
of issuing a permit for use (Act16), according to regulations of
the Town Planning Law, in accordance with the latest changes.
V. Where does the comfort of living
in such a house come from?
"EUROHOUSE-Bulgaria" Ltd. `s houses are warm in the winter
and cool in the summer. This fact is due to the extraordinarily
good heat-insulation of all elements - walls, floor, ceiling. A
prefabricated house has a ratio which is 2,45 times better than
this of a brick building, i.e. 25 cm of a panel wall for a prefabricated
house equals 61.25 cm of brick wall. Their ratio of heat transfer
is nearly the same in low energy houses and is many times lower
than the standard for brick buildings.
VI. To what extent the constructions
of the prefabricated house are earthquake-resistant?
The houses of "EUROHOUSE-Bulgaria"
Ltd. are built with a galvanized metal construction.
Buildings with such a structure are recommended for construction
in seismic areas for the following reasons:
1.Metal as a constructive material is exceptionally solid. It can
endure great single loads and recover its initial condition afterwards.
2.There are no monolithic (immobile) joints in these buildings.
All the fittings sustain a certain displacement, without destruction.
3.The considerably lower weight of the construction contributes
to much smaller forces of inertia.
VII. What is the payment method?
On signing of the contract - 10
% - for planning.
For finished project - 50 % - for foundation building
and manufacture and assembly of the metal construction.
For set up: construction and foundation - 40 % -
for finishing works on the contract specification.
In lending :
20 % - for planning,
geological research, excavation, encasing, reinforcement and placing
of concrete of striped foundations.
80 % - are financed by the Bank for a period of
5 to 30 years.

VIII. Can you start building immediately?
We must be notified for your intentions
at least 1-2 months in advance. The forthcoming sites for the next
year are planned at the end of every calendar year. For small buildings
we use our teams on the rotation principle. Moreover, our company
has many years of experience in monolithic construction. If you
want to erect a housing, industrial or service building with a construction
and masonry of reinforced concrete, we can be of use to you. All
we need is a planning visa. The rest is our concern.
IX. What lifespan the prefabricated
houses have?
In Canada, the Scandinavian countries
and Western Europe, where this construction system is traditional,
there are buildings known to have outlived a century. For this and
no other reason the skyscrapers are built with this technology -
on a steel skeleton. Of course, the exploitation period of a building,
irrespective of the construction system applied, is determined by
several conditions:
1. The ability of the materials to retain their quality with time.
In "EUROHOUSE-Bulgaria" Ltd. houses metal is the basic
constructive material. It is proven that even if it is subject to
outside subversive activities, the metal does not change its quality
in the course of time.
2. Expertise of the assembly.
To keep the construction from corrosion, we lay special anticorrosive
coatings.
3. The normal exploitation and maintenance of the building.
Experience shows that buildings with metal construction are being
successfully exploited for more than a hundred years.
X. Where in the country we can build?
The company accepts orders for construction
throughout the whole country, as well as in all European countries.
The necessary conditions are: the presence of a road, so that the
separate elements could be transported and electricity and water,
but if some of the last two requirements are not met , this is not
a problem because our assembly groups are equipped with the necessary
gear to wade through the missing factors needed for the construction
process.
XI. Why should I coordinate the project with Water Supply and
Electrical Distribution?
Admitting a copy of the project in
Electrical Distribution and VIK is necessary to obtain permission
to connect to the existing network. The water-supply association
will render where the water-conduit and plumbing is, and Electrical
Distribution will determine if it is possible for the given power
to be taken in the already created transfer network. It is conceivable
that the appropriate power will not be sufficient and for a number
of reasons you will be asked to construct subsidiary appurtenances.
Similarly, we have sites which are already built and are fed with
gas, petrol or diesel units with very low consumption, but with
them your monthly bill will be much higher than your electricity
bill.
XII. Is there a limit of the square surface of the prefabricated
houses?
The
constructive and architectural parts of the prefabricated houses
are carried out according to normative regulations of the Republic
of Bulgaria. There is no limit of the square surface regarding "EUROHOUSE-Bulgaria"
Ltd. `s abilities. There is a restriction with respect to floors
- up to 6 floors.
XIII. Is it possible execution in only "partial completeness"?
Yes, it is. The customer chooses whether
the finishing works will be done by "EUROHOUSE-Bulgaria"
Ltd. or not. It is the same for the choice of doors and windows.
In case the customer wants to place the frames by him/herself, then
the necessary technological openings are made and he/she or another
company does the assembly. But it is good to remind that the person
completing the assembly bears the responsibility for the elements.
In this case we have worked things out in such a way that when we
enter into a contract of planning and construction, the client chooses
each and every detail of the house, as if you are ordering an automobile.
In other words, wall panelling and flooring is chosen for every
room, substantiating color, material and so on. You also choose
frames, doors, sanitary equipment, lighting fixtures and many others.

XIV. Who determines what the foundations
will be (zero cycle)?
Since this type of construction is
suitable for seismic areas or areas with high landslide activity,
the normative regulation requires the constructing of a foundation
on which the house to be built. This gives the opportunity for a
stripe foundation (belts) to be made and a plate of light cement
without digging deeply in the ground. Also, if you have a bigger
displacement, "EUROHOUSE-Bulgaria" Ltd. is the only one
in the country to have incorporated in the system steel groundwork,
which allows building houses with displacement of the terrain up
to 2 (two) meters.
However, if the owner wants to have underground premises (basements,
garages, tavern) there should be made geological research for high
groundwater, excavation work, ransport of removed earth and building
of a foundation, providing for the relevant hydro- and heat-insulation.
XV. What is the time limit for the production of the prefabricated
houses?
The time limit for manufacture depends
entirely on the house project and the degree of finishing works.
Depending on the square surface and the floors of the prefabricated
house which you have chosen, the time limit of the construction
and assembly works ranges from 20 to 65 days. Naturally, there are
longer periods possible in houses with total built-up area of 500
to 800 m?.
XVI. "EUROHOUSE-Bulgaria" Ltd. places at your disposal
certificates for the materials used and undertakes the guarantee
for all the construction and assembly works, which it executes.
The extent of the guarantee period is different for the individual
types of work according to article 173, paragraph 4 of the Town
Planning Law, and is determined towards the guarantee conditions
given by the manufacturing firm of the respective materials invested
in the building of the house. The solidity and quality of our construction
considerably exceeds the traditional construction and the wooden
designs, the actual guarantee of which should not be more than 10
years. What is more, the outside and inside appearance of our constructive
work can be executed in any desirable style.
